The Structural Building Inspection is completed in accordance with Appendix C of the AS 4349.1-2007. The report does not comment on any non-structural element, for example ceiling linings, painting, plastering, doors, trims, roof coverings, gas, water & sanitary plumbing, cabinetry, minor structures, fencing, non structural damp issues, tiling etc. The following areas will be inspected where applicable:
The sub floor space.
The Interior of the building.
The exterior of the building.
The roof space.
The roof exterior.
Any part of the property that has lost its designed structural integrity is a structural fault and will be reported accordingly.

Building Maintenance Inspection

The Building Maintenance Inspection compliments the above Structural Inspection, but can also be used standalone as needed (e.g. investment property reporting). This inspection will capture non-structural defects (e.g. broken door hinge or chip in walls) and will include the additional areas/elements of, but is not limited to:
- Boundary fencing and retaining walls
- Smoke detectors and RCD’s
- Stairs
- Doors and windows
- Electrical fittings, power points & light fittings
- Oven, Cooktop, Rangehood & airconditioning
- Plumbing Fixtures and fittings, vanity basins, baths, toilets, sinks & taps
